Much has been said about the advantages of switching to BIM technology. But in practice, design companies face problems with the introduction of this technology.

Where does it all begin?

Since the emergence of BIM technology, there has been a lot of buzz about it. During its practical application of it, many things become clear that none of the experts spoke publicly. This fact itself can be attributed to one of the main problems of implementation. Other problems concern the following industries:

  • Administrative and personnel issues;
  • Implementation costing issues;
  • Software;
  • Regulatory framework, standardization;
  • The need to create element libraries.

Below, we will consider each item in more detail.

Administrative and personnel issues

For a BIM project to work successfully, the organization will need to reorganize the design process. It is important to remember that the technology itself does not solve significant key problems. You will have to introduce new people into the existing structures of the company. These are usually architects, engineers, designers, modelers, and managers.

Problems with calculating the cost of implementation

In connection with the first point, there is a need for new investments. In general, additional funds will be needed in two ways:

1.Software costs, consulting services, and specialist training.

2.Compensation program for loss of productivity during the transition to BIM.

In the second point, it is important to consider the practical aspect of the transition to new standards. This process is always associated with the disruption of schedules. The manager should understand that this is a natural phenomenon and is not a reason to doubt the strength of his team. It is also not a reason to consider BIM ineffective.


BIM programming implies the use of a whole set of software solutions. Specialists should know how to work with each of these software. But this is rarely possible. The process is also complicated by the fact that these software solutions are often developed according to the standards of other countries. There is a problem with their compatibility with the engineering equipment.


Based on the previous point, there is a question of standardization or development of the regulatory framework. This document should contain the general rules of modeling, standards for electronic catalogs and components, rules for organizing teamwork, and other aspects of the process.

The development of such documents requires time and the involvement of additional specialists. Time-consuming because these documents must contain detailed regulations on each issue.

In no case, you should not take ready-made regulations for use in your company. Even if these documents are designed specifically for BIM services. In this case, in the next stages of practical work, there will inevitably be mistakes and negative consequences that will hurt the final result of the work. There are no easy ways out in this matter. It is necessary to be ready to work in pilot project mode first, with the gradual elimination of defects.

The need to create element libraries

Another misconception is to think and believe that BIM technology is just some computer software. To make the system work, it is additionally necessary to have a linking software for ready-made technology. The same complex will have to be installed by the customer and the project partners. This further increases the investment. And here the best solution can be the development of element libraries.

Readymade libraries are often of low quality. At a minimum, they will have to be modified to be used in their projects.


Knowing the problems mentioned above helps managers get rid of their illusions and inflated expectations. We should admit that the transition to BIM technology does not mean an automatic move to a new level of quality. This stage requires planned work. In this process, mistakes and complexities cannot be avoided. Also, you should not expect immediate efficiency from the transition to new technologies. The entire process requires painstaking work and time.
